Yes, you own your own home. Residences of Georgian Green is a condominium development whereby the title to your lot and your residence is exclusive to the buyer. The balance of the property which makes up the total development is owned by everyone, with each owner paying a contribution, or annual fee, to maintain these common elements such as the golf course, roadways, recreation centre and administrative costs. The development, or condominium corporation, is managed by Board of Directors who are elected by the home owners of Residences of Georgian Green. This Board then selects a property management company to administer affairs, related maintenance and other costs of operation.
The most unique feature of this development is that when you buy your home, you are also buying a golf course and so a part of the Annual Fees includes maintenance of the course. Other common element expenses included in the Annual Fees are garbage removal, road maintenance, snow removal, sewage and water treatment, maintenance of the recreation centre and its operation, taxes on the recreation centre, administration of the condominium corporation, accounting and other fees. The Annual Fees do not include local property taxes which are paid by individual owners to Sequin Township.
