Construction

Each single detached bungalow is designed to highlight a casual and minimum maintenance lifestyle. Built facing a fairway, with the exception of the 26 lots on Richmond Lake and 15 lots on Colonial Pond, every unit affords a spectacular view. All dwellings will be accessible by an internal road and will share a system of common walkways for accessing the golf course, recreation centre and walking paths.

The overall exterior style of all 6 models is French Provincial giving the Residences of Georgian Green the look of an elegantly uniform community.

Exterior
The homes are built of solid concrete which will harvest substantial savings on energy bills. Employing a state-of-the-art insulated concrete forming system - walls made of two slabs of polystyrene foam with concrete poured between - the construction will ensure that the homes are cooler in the summer and warmer in the winter with no air infiltration or escape. This is further enhanced by one of our unique features, a Heat Recovery Ventilation (HRV) system which ensures automatic control of air freshness and humidity.

All of the Residences of Georgian Green have an exterior stucco finish. The roofs have upgraded asphalt shingles for long life and prefinished metal facias and soffets requiring virtually no maintenance. The large windows and sliding glass doors are also no maintenance through the incorporation of a vinyl finish.

Interior
The interior design is an open concept with 9' ceilings and large rooms - most enjoying the serenity of a golf course or lake front view.

Environmentally sensitive electricity is provided by solar panels backed up by a gas generator to provide uninterrupted power at the least possible cost. The in-floor radiant heating and all of the major appliances are powered by propane which, again, is very cost effective. A gas fireplace is optional.

The front vestibule, powder room, main bathroom and laundry are all floored using a premium quality porcelain tile; a seamless cushion vinyl is used in the kitchen and the great room, dining room and bedroom(s) are high caliber berber-style carpeting. All homes have a central vacuum system roughed-in.

The oversized kitchen features granite counter tops and large cupboards to provide clean, elegant lines.

The main bathroom has a shower seperate from the tub and a large vanity with 3-way mirror. All plumbing fixtures are the latest in low volume consumption.

Extra storage space is conveniently provided in the spacious, old fashioned attic.

Energy Wise Features

  1. Equivalent to at least R-26 insulation for exterior walls; R-40 insulation for attic areas.
  2. Main floor to feature thermal pane, vinyl clad casement windows. All operable windows to have screens.
  3. All windows, doors and electrical outlets will be sealed with quality caulking on exterior walls.
  4. Thermal sliding patio doors with screen.
  5. Gas fired in floor radiant hot water heating system (see Radiant Heating Description sheet).
  6. Gas hot water tank included (non rental).

Interior Finish Features

  1. Purchasers have a selection of interior finishing materials from Vendor's standard samples on the following:
    • Choice of ceramic floor tile where indicated on floor plans.

    • Choice of ceramic wall tile in bathtub enclosure and shower stalls (where applicable). Back  splash in kitchen and bathrooms.
    • White water closets (American Standard "Right Height"), vanity sinks & bath tubs.
    • Interior walls to be painted with one coat primer and one finish coat of flat latex. Kitchen and bathrooms to receive one coat primer and one finish coat of semi-gloss latex. Drywalled garage walls and ceiling receive one coat primer.

  2. Deluxe 7 ¼ inch high interior floor trim.
  3. Crown mouldings in main rooms.
  4. Wood two panel interior doors finished in white semi-gloss.
