The Residences of Georgian Green is a carefully planned adult lifestyle community offering a selection of architecturally pleasing, custom tailored and exceptionally well constructed one floor homes, surrounding a full length 9 hole golf course.
Building Philosophy
Our initial premise is to construct a "home", not just a "house", that reflects your individual needs and preferences. We start with the unique signature "no step" design feature that provides step free access to all parts of the home. In order to build the "no step" home, the following are required:
- Insulated concrete forming (ICF) technology for the below and above grade walls allows a lower, at grade, construction. Wood frame construction requires at least an 18" space from grade to the first floor level.
- A concrete "slab on grade" first floor provides a "no wood" base that can be built at grade.
- In floor, radiant heating, installed in the concrete floor, provides a uniform comfortable heat throughout the home.
- Due to the use of concrete wall construction, which prevents air leakage in and out of the home, a Heat Recovery Ventilation (HRV) system is utilized to provide a fully circulating air exchange system within the home. The air inside the home is exchanged with outside air on a constant circulation basis, keeping the air fresh and in constant motion. The outside air is heated by the circulation of the inside air to the outside, within the HRV system, to reduce energy use.
Wide Variety of Designs
Our architect, Hickes Pettes Architects, of Oakville, has created a distinctive niche in designing custom built homes that reflect personal the preferences of each of their clients. Once an initial selection of one of our six standard designs is made, to indicate a starting point for size and design, and a lot is reserved, there is an initial interview to obtain information on your actual lifestyle (how you actually "live" in your home). This dictates changes to floor plans, including rooms required, room sizing, location of lighting, location and any unique requirements for doorways and doors and other "living" design features. This creates your individually tailored design to make your home specific to how you actually live and use your home.
Building Team
Once you approve the final design, our building team establishes a mutually acceptable time frame for home construction.. Our building team is headed by a Toronto builder, which builds approximately 200 homes per year in the Greater Toronto Area and which has a perfect record with Tarion (previously named the Ontario New Home Warranty Program) having received the 2003 President's Award from the Ontario New Home Warranty Program. Our preference is to use local trades, subject to timing and availability.
Follow-Up
As essential as the design and building stage is the follow-up, once the home is completed. It is as important to follow-up with superior after construction service that makes the home purchase a memorable experience.
PRESENTATION CENTRE
The Georgian Green Presentation Centre is open 7 days a week from 10:00 am until 4:00 pm until December, when winter hours will commence. While appointments are preferred, to enable the appropriate attention to your specific questions and needs, visitors are welcome at any time during open hours.
